Welcome to Northfield Farm. A lovely rural, character property recently renovated to offer a luxury comfortable stay, located in-between Eastcote and Hampton-in-Arden, 5 minutes from the M42 and 10 minutes from the Solihull HS2 interchange, NEC and BHX Airport.
A perfect location for contractors working within the area, family gatherings or guests for the NEC. Recently renovated to an incredible standard by a local master builder, Northfields Farm has an abundance of high end materials, fixtures and fittings to ensure your stay at this farm house is more like that of a 5 star hotel. The beautiful large kitchen diner offers a fabulous place to relax, entertain and cook.
With heaps of space, there are 4 large bedrooms upstairs, plus a separate double bedroom downstairs and an extra reception room with 2 sofa beds, should you need that extra space for larger gatherings.
Parking is a breeze with ample parking for 5/6 cars directly outside the farm house, monitored by CCTV cameras 24/7.
Having countryside views with horses and cows just outside the window, but being just 5 minutes from the M42, Northfields Farm couldn't be better located.
There's a full bathroom on the first floor and an additional downstairs bathroom aiding with those with accessibility requirements.
There are 5 bedrooms in total, plus the 2 sofa beds and some additional fold down beds available by request, Northfields Farm can accommodate up to 16 people in luxurious comfort.

Northfields Farm is let out as a whole. We do not offer individual rooms.
Nightly base rate from £275 mid-week. Fri-Sun nights and bank holidays are charged at £375 per night.
Up to 4 guests are included in the base rate. More than 4 guests are charged at £43 per person per night.
A £150 Cleaning fee applies per booking.
A £300 security deposit is payable after the booking to cover the cost of any damages / missing items during your stay.
This is simply a charge hold on the card and will be cancelled / returned within 5 days after your visit providing there are no discrepancies.
Discounts offered for longer term stays. Please contact us via email if you would like to book Oak Cottage for any longer than 1 week.

House Rules - Please read before booking
We want you to have a pleasant stay, and in order for us to provide a top class service for future guests, we do have a few house rules which need to be adhered to.
Only guests who have been accounted for when booking are allowed in the property. Any extra guests may be removed from the property or charged for separately. Please contact us if there has been a change of plan and further guests are looking to stay.
Noise Levels
Please no disrespectful parties or events. We don’t mind you having a drink and a bit of fun, but please be respectful to the property and neighbours. Northfield Farm is not a party house.
Quiet hours are from 10pm - 8am.
Smoking / vaping is permitted outside only. Smoking / vaping indoors will trigger the sensitive interlinked smoke detectors, and the entire house will alarm! There is a cigarette bin installed on the wall at the side of the house next to the hot tub.
Please do not dispose of cigarettes anywhere other than in this bin.
The hot tub in the garden will be on and ready to use, please can you make sure you leave the heater on, it’s the button with the waves on it and the lid on when not in use. Please shower before you use it as moisturisers, make up and fake tans block the filter which will result in an error code E02, if this happens there are new filters next to the tumble dryer in the utility and full instructions in the folder on how to do it.
There is a £50 charge for reheating the hot tub if it’s switched off at checkout.
Please do not wander through the next set of black gates into the property next door. This is a private property.
If you have an electric vehicle, please do not charge it using the mains power from the house.
There is a £50 charge for any guests caught charging their vehicles at Northfield.
Please inform us of any damages. We won’t charge you for things like a broken drinking glass or plate. However, if anything does get damaged, we will need to replace them for the next guests. If anything is missing and/or damaged, and we are not made aware, a fair figure to cover this will be deducted from the security deposit.
Soaps, bodywash, towels and bedding are not to be taken. These are to remain at the property. We refill the soap bottles for our next guests.
Please do not disconnect any network or TV cables from the sockets or tamper with any equipment.
Northfield Farm is located underneath the flight path for Birmingham Airport, so please expect that there will be some noise from passing airplanes, however any disruption from flights will be minimal during the airports restricted night flying period (between 11:30pm and 6am).
The house is located on a working farm where the owners also operate a dog hotel, so there may be some noise from dogs barking and agricultural vehicles passing during your stay. Please also don't be surprised if there are more flies and insects than in urban and suburban areas.
