Terms of Use

Booking

We use Charge Automation to facilitate our online pre-check-in.
You will be asked to upload a form of ID as well as a selfie photo of yourself. This is to allow us to confirm your identity. You will also be required to complete basic information such as address, date of birth and a contact phone number.
A small questionnaire will also allow us to gather a little bit of information about your stay and to assist us with getting the property set up ready for you.
You will receive an email with a link to complete this info as soon as you have booked to stay with us.


Security Deposit

A £300 security deposit is payable after the booking to cover the cost of any damages / missing items during your stay. This is simply a charge hold on the card and will be cancelled / returned within 5 days after your visit providing there are no discrepancies.


Payment

Payment can be made either via bank transfer or via credit / debit card when booking.
Payment is required to be made in full 30 days before the check-in date. Failure to complete payment by this date may result in your booking being cancelled.

An invoice can be sent if requested. (Please note that we are not VAT registered, so VAT is not charged on the booking).


Cleaning

A cleaning fee is applied to each booking. This is included in the total price displayed when booking.


Extra Guests

Extra guests can be requested. Up to 4 guests are included in the standard rates. Any additional guests over 4 are charged at an extra £43 per night per guest.

Only guests who have been accounted for are allowed in the property unless otherwise agreed. We reserve the right to charge for any extra guests. Please contact us if there has been a change of plan and further guests are looking to stay.


Additional Charges

There are no hidden or additional charges applied to the booking.
The only exception would be if the booking is to be amended (ie. if additional guests or an extension to the booking are requested).


Nuisance Guests & Disrespectful Behaviour

We reserve the right to cancel any bookings with immediate effect in the event of any disturbances or loud parties. We have a good relationship with our neighbours and we will not tolerate disrespectful guests.
Unacceptable behaviour will be reported to the police and your booking will be cancelled without a refund.
We do allow quiet, respectful stag and hen parties.
Quiet hours are from 10pm - 8am.


CCTV & Noise Monitoring

CCTV cameras are monitoring and recording 24/7 outside of the properties. This is for the safety of our guests and their vehicles.
We also monitor these to ensure the property is not being used for any unauthorised events.
If the CCTV cameras are tampered with during your stay, this will trigger a response from us.
There are no CCTV cameras located inside of the properties.
We also use Minut noise monitoring devices to monitor noise levels at our properties.


Cancellation Policy

Cancellation is free of charge up until 30 days before check-in.
If cancelled between 7 and 30 days of check-in, a 50% refund will apply.
If cancelled within 7 days of check-in, no refund will be offered.
A full refund will be offered if cancelled within 48 hours of booking, providing the cancellation occurs at least 14 days before check-in.
If cancelled within 48 hours of booking, but less than 14 days before check-in, a 50% refund will apply, unless the cancellation occurs within 7 days of check-in, in which case, no refund will be offered.

No refund will be offered in the event of a no show (ie. guest simply not turning up but not informing us).

Refunds can only be authorised back to the original payment method.
