Step into Oak Cottage through the inviting hallway/snug room, featuring a desk, cosy chairs, a log burner, a cloakroom, and a convenient downstairs toilet. From here, you’ll be led into the expansive open-plan living room and kitchen diner. Perfect for entertaining, this space offers ample seating, including two sofa beds that can each sleep two guests.

The charming brick and oak conservatory is a lovely spot to unwind, offering serene views of the open fields beyond – an ideal place to enjoy a hot drink and a good book.

On the ground floor, you’ll also find a utility room equipped with a washing machine, tumble dryer, iron, ironing board, vacuum cleaner, and mop & bucket, in case you desire to do any cleaning during your stay.

Ascend the stunning oak staircase from the snug room to the first floor, where four beautifully appointed bedrooms await you.

The master bedroom is a true sanctuary, boasting an ensuite shower room, a standalone bathtub in the bedroom, and a private balcony with countryside views. The super king-size bed can be split into two singles if needed, and there’s room for a double blow-up mattress or a travel cot.

Bedroom 2, across the landing, has views of the front and side aspects of the house, and boasts a double bed and plenty of space to unwind.

Bedroom 3, opposite the master bedroom also has views of the front of the house. The bed in this room is a small double, although it’s a very comfy mattress! A firm favourite 😉

Bedroom 4 includes a single bed and a secondary door connecting to the master bedroom as it was originally designed as a walk-in wardrobe.

The luxurious main bathroom features a two-person jacuzzi bathtub, a walk-in shower, toilet and dual sinks, all beautifully finished with slate tiling.

Venture up another flight of stairs to discover the attic space, divided into two separate bedrooms (bedrooms 5 & 6) with king-size beds that can be split into singles.
A window on either side provides charming views across the fields.

Please note that there is no partitioning wall bedroom these 2 rooms, only a bottle neck in the middle dividing them.
Although the attic is very large, the headroom is restricted, so these beds would be more suited to smaller people / children.

Back on the ground floor, cross over to the annex! The first thing you'll notice is the vibrant games room, complete with a 7ft pool table, antique foosball table, kitchenette, fridge, barstools, and a comfy armchair – perfect for a fun-filled evening.

Continue through the annex to find another lounge with a sofa and TV, ideal for extra relaxation with views of the neighbouring field.

Bedroom 7, located beyond this lounge, offers a single bed, a private toilet, and views of the rear garden and surrounding fields.

Head on upstairs in the annex and you’ll find the final 2 bedrooms (bedrooms 8 & 9).
These 2 rooms have limited headroom too but they are more than capable of offering a cosy retreat away from the main house. Each of these 2 rooms has a single bed.

Between these 2 bedrooms you’ll find the charming little shower room. Complete with a toilet and some more limited headspace. It is perfectly functional and the shower in here is far too powerful for the size of the room!

The rear garden is a true delight, featuring elegant teak garden furniture for you to enjoy the beautifully manicured garden. The south and west-facing aspects ensure you’ll bask in the afternoon and evening sun – a stunning place to relax and unwind.

Out front, the spacious driveway can accommodate up to 6 vehicles.

Each bedroom comes equipped with clothes rails, chairs/stools, and fans to keep you cool during the warmer months.

Oak Cottage is let out as a whole. We do not offer individual rooms.

Nightly base rate from £275 mid-week. Fri-Sun nights and bank holidays are charged at £375 per night.
Up to 4 guests are included in the base rate. More than 4 guests are charged at £43 per person per night.

A £200 Cleaning fee applies per booking.

A £300 security deposit is payable after the booking to cover the cost of any damages / missing items during your stay.
This is simply a charge hold on the card and will be cancelled / returned within 5 days after your visit providing there are no discrepancies.

Discounts offered for longer term stays. Please contact us via email if you would like to book Oak Cottage for any longer than 1 week.
We can offer very competitive rates for medium / long term bookings.

Notes

House Rules - Please read before booking

We want you to have a pleasant stay, and in order for us to provide a top class service for future guests, we do have a few house rules which need to be adhered to.

Only guests who have been accounted for when booking are allowed in the property. Any extra guests may be removed from the property or charged for separately. Please contact us if there has been a change of plan and further guests are looking to stay.

Noise Levels

Please no disrespectful parties or events. We don’t mind you having a drink and a bit of fun, but please be respectful to the property and neighbours. Oak Cottage is not a party house.
We have a noise monitoring system which will notify you and us if excessive noise is detected.
This is very important as the attached neighbours are very sensitive to noise.
Quiet hours are from 10pm - 8am.

Smoking / vaping is permitted outside only. Smoking / vaping indoors will trigger the sensitive interlinked smoke detectors, and the entire house will alarm!

Do not climb the ladder for the treehouse or enter the fields.
Use the tree swing at your own risk.
We will not accept any responsibility for any injuries caused whilst using these.

If you have an electric vehicle, please do not charge it using the mains power from the house.
There is a £50 charge for any guests caught charging their vehicles at Oak Cottage.

Please inform us of any damages. We won’t charge you for things like a broken drinking glass or plate. However, if anything does get damaged, we will need to replace them for the next guests.

If anything is missing and/or damaged, and we are not made aware, a fair figure to cover this will be deducted from the security deposit.

Soaps, bodywash, towels and bedding are not to be taken. These are to remain at the property. We refill the soap bottles for our next guests.

Please do not disconnect any network or TV cables from the sockets or tamper with any equipment.

Neighbourhood

Oak Cottage is located near the flight path for Birmingham Airport, so please expect that there will be some noise from passing airplanes, however any disruption from flights will be minimal during the airports restricted night flying period (between 11:30pm and 6am)

There is also a working farm on the fields behind the house, so there may be some noise from tractors and harvesters during certain periods of the year.
